Methodology

Bridge Loan Capital Fund seeks out short term lending opportunities with secured exit strategies plotted out before any allocation of funds are implemented. BLoC assumes short term positions in Real Estate. Examples would consist of Raw land deals, late stage entitlements, real estate development, property rehabs or investment properties.

Other asset based loans with good loan-to-value are also part of our portfolio.

Lending Criteria

In this order:

1.         Loan to Value (LTV)

2.         Solid Exit Strategy

3.         Strength of Borrower

If the loan to value is low and exit strategy is solid. Less emphasis will be placed on the strength of the borrower. However, if the borrower is strong and the LTV is good, then the exit strategy can be in process.

Good loan to value of the underlying asset is always the most weighted criteria. Therefore, Bridge Loan Capital, being an asset based lender only lends on real assets.

The Fund Overview

The Bridge Loan Capital Fund LP ("BLoC")  is a Utah Limited Partnership whose primary lending area is the Western United States.

Target funding projects are $100,000 to $5,000,000.
