After reviewing the executive summary we will let you know if your loan fits our parameters.
At that time we will need more detailed information to move to underwriting. These items include but are not limited to:
- COMPANY INFO: Borrowers Company, Tax ID #, Articles of Incorporation, operating agreement, address, phone number(s), tax returns for previous two years. Balance Sheet and Profit and Loss Statement.
- PERSONAL INFO: All borrowers who will personally sign for the loan, SS#, home address, phone number(s), tax returns for the previous 2 years, balance sheet and or financial statement listing all assets and all liabilities including real estate, stocks, bonds, personal property, businesses etc. Please give estimate of your personal credit score.
- Do you consider this loan = Construction, Conventional, Hard Money or other. Please include a detailed time line of the use of proceeds.
- VALUE OF ASSET: Appraisal of property or asset. Legal description of the Property with city, county and state.
- TITLE: Most recent title report.
- Copy of the REPC current or the previous purchase closing documents.
- Is there any other collateral that can be pledged or cross collateralized or do you have any other assets to pledge?
- Existing debt. 1st lien dollar amount including lenders name / 2nd lien dollar amount including lenders name
- CAPITAL SPENT: Detailed explanation of all capital spent to date.
- EXIT: Detailed exit strategy of how you will pay off this loan with a possible back up strategy. Show bank applications, commitments for purchases or any other take out in writing with appropriate contact information.
- SPECIFICATIONS: Plans, drawings, maps, engineering reports.
